1. How do I List My Property?

I am an owner of a Fripp Island vacation rental property. How do I list with you?
Listing your property is a simple two step process. First, select Create My Account from the Owner drop-down menu, or in the menu bar to the left. Fill in the account and login information and click the "Create My Account" button. This first step creates your account and takes you immediately to your properties page.

Step two is to add your property by clicking the "Create a New Property Listing" link. After completing the new property information form and clicking "Save Changes" your property will appear in the "Properties" property listing form. From this form you can then click on the property buttons to establish your rate categories and policies, upload photos, and setup your availability calendar. If you have additional properties to add, you simply repeat step two for each property. Your property listings will appear as available vacation rental properties after our staff has reviewed them - usually the same day - or within 48 hours.

Before you begin....
It is beneficial to prepare ahead of time what you would like to enter about your properties and save it into a Word document so you don't lose the information. As explained above, the first step is to create your account. After creating your account, you can add and update property information at any time. Initially, you will be asked for minimum information such as headings, description, amenities and rates relating to your property. Anytime after adding your properly, you can login and update your property listing.

What happens if I lose my internet connection while entering my information?
Don't worry. After you've created your account, you can login to your account entering your email address as your login ID and the password you chose when you created the account, and complete your property information. All account and property information is stored in a secure database.

At FrippVacation.com, we bring guests and property owners together online. The site is owned and operated by a Fripp Island homeowner who is absolutely dedicated to the needs and wishes of fellow Fripp Island property owners. The only individuals placed above the needs of our fellow homeowners, are you, our Fripp Island guests. Our goal is to provide the ultimate in Fripp Island Lowcountry hospitality and accommodations. Being a Fripp Island homeowner owned site, we can provide unique and insightful information about Fripp Island to you and our guests. Do you only advertise for individual owners?
Most of our vacation rentals are owned by individuals. Most of the listings have been placed by the actual owner. However, owners, at their discretion, may appoint someone else to represent them, and we do accept listings from owners' agents.

I am already on another site. Why should I list with you, too?
Redundancy is beneficial in the business of advertising your vacation rental. The number one method to advertise on the internet is via Search Engines. Each vacation rental web site is found on different search engines and some do better than others on different engines. Depending on the location of your rental, you are almost always much better off with several web pages.

What does a property listing include?
Professional, attractive, colorful, fast loading property page with a photo slideshow, almost as much description as you like, separate amenities, a clear rate table, and a built-in availability calendar.

3. Can I manage my own property?

The answer to your questions is - YES!

First, managing your own property is really a simple process. In fact, using this site makes it even easier. The beauty is, you control every aspect of the usage of your own home. If you’ve never managed a rental property, or are entertaining the idea of managing your own reservations, give us a ring. We do it, and we can help.

Secondly, you save money managing your own rentals. With a good cleaning partner, and an inquiry and reservation process (which we provide on this site), you can easily manage your own property and save money in the process. If you do not have or know of a home cleaning team, contact us. We can provide some very helpful suggestions.

4. Rates and Payment Information.

How much does it cost to list my property?

What forms of payment do you accept?
We accept checks, money orders, and all major credit cards (Visa, MasterCard, American Express, Discover). Credit card payments can be made online after you list your property. Checks in US Funds ONLY can be made payable to:

After receiving your first confirmed guest, you can make your subscription payment by following these simple steps:

1. Login to your owner account.
2. Click on the “My Payments” tab.
3. Add your property(s) by clicking on the “Add Item to Cart” buttons.
4. Next, click on the “Checkout” link in the bottom right corner of the page.
5. Select your payment option. Click “Purchase with PayPal or Credit Card” if you want to pay by credit card.
6. Once on the PayPal page, just click the “Secure Checkout” button.
7. Next, click the “Shipping is not required” button and then the “Continue Checkout” button.
8. Fill out the Billing information and things should work as expected since everything at this point is handled by PayPal.

PayPal allows you to make payments via credit card without creating an account. Also, all credit card and billing information is kept with them not us, so your transaction is secure.

5. Information About Photos.

How many photos can I have on my listing?
You can include as many as 22 photos for each property you list. We display property photos in a very effective and efficient slideshow fashion. Guests can view your photos in a very easy to use VCR-control viewer.

What types of photos best show off my property?
Photos are extremely important. Proper lighting is a must. (For example, it is almost impossible to take a photo of your living room toward a brightly lit window.) Make sure your photos are clear and bright. We suggest that you have at least one of the interior and one of the view or outside area. Remember, you are the sales person trying to sell your vacation rental. Most guests do not want to spend their hard-earned vacation money on a vacation home they cannot see.

What photo size and format do you accept?
We accept photos that are:
1. Almost any standard format, such as .jpg, .tif, .bmp, .psd, etc. (Please do not use .gif format, since the quality is not very high). 2. At least 390 pixels wide and 292 pixels in height

How do I get my photos to you?
Photos can easily be uploaded to us directly from your computer, emailed to us, mailed to us, or we can get them from an existing web page.

1. Upload photos directly from your computer. Detailed instructions are provided on the photos page when you are logged in. If you do not know how to edit photos, please feel free to contact us. It's really very simple.

Note: If your photos do not meet these requirements, please edit them before uploading. If you are unsure about photo editing, or would prefer to email your photos to us, please email them to info@frippvacation.com and we will add them for you. Keep in mind that good property photos are a MUST. Feel free to contact us if you need any assistance.

2. Via email: You can email photos to info@frippvacation.com

3. Via an existing web page: We will be happy to take your photos from an existing web page, provided they meet our photo specifications above and that you own the rights to these photos.

What are the benefits of extra photos?
More photos will generate more interest in your property.

6. How to Login and Update Your Listing.

Can I update my listing information online?
Absolutely! Login anytime to update your property information, contact information, rates, and billing information including your customer email, email address for inquiries, and password. Updates to your web page appear instantly.

What if I don't feel comfortable making my own changes?
Just let us know what you would like changed, and we will do it for you - no charge. We ask that you try it. It may be easier than you think!

I forgot my username and password. How can I get it again?
Your username is your email address. If you have forgotten your password, we will email it to you. Just click "Forgot your password?" in the owner login box. If you are still having trouble finding this information, contact us.

How do I add a new property?
Click "Login" button at the top of any page. Enter username and password and click the "Login" button. From the "Properties" tab, click the "Create a New Property Listing" button and fill in the form. After clicking the "Save Changes" button you will be returned to the "Properties" form where your property will now appear. From here you can modify your listing, add or update your property rates, add, update, or remove property photos, update your properties availability to inquiring guests, and in turn, preview your listing.

How can I view current and past guest inquiries?
You can view current and past inquiries at any time. Login using your username and password. From "Properties" form select the "Inquiries" tab. From here you will see all current and past property inquiries.

Once you see the displayed lines of inquiries, you can read the inquiries details by clicking the view details button on the right side of each inquiry line.

7. Do I need a written Rental Agreement to rent my property?

The short answer is, no. Here is the information taken from the South Carolina Vacation Rental Act:

An owner or rental management company and tenant shall use a written vacation rental agreement for all vacation rentals subject to the provisions of this article. No vacation rental agreement is valid and enforceable unless the tenant has accepted the agreement as evidenced by at least one of the following:

(1) the tenant's signature on the vacation rental agreement, including electronic signatures transmitted over the Internet or other similar medium;

(2) the tenant's payment of any monies towards the vacation rental agreement and the tenant's taking possession of the property subject to the vacation rental agreement.


Having said this, we highly recommend that you require a written rental agreement between you and your guests.
